Best leases for July 2011?

I am looking to sign a lease on either a Toyota Corolla, Honda Civic, or Honda Accord, whichever is cheapest. I was wondering when the best time to do this is. Are 4th of july deals guaranteed to be better than the current june deals? is it worth the wait? I don't want to miss the deals that look alluring now (I live in north NJ to check the deals i am seeing online and compare). Also, is there anything I should know about leasing? I am a newbie at all of this...this will be my first car. Thanks!
